General Summary:

 

This position requires routine manual and technical labor associated with troubleshooting, analyzing, servicing, and repairing HVAC, mechanical, electrical, electronic, and plumbing systems and related equipment. Employees in this job classification are under the direct supervision of the Mechanical Manager and perform various duties requiring moderate physical strength. Typical duties include, but are not restricted to, troubleshooting, analyzing, repairing, and replacing building systems and equipment, including HVAC, plumbing, electrical, and commercial kitchen equipment; assisting with the implementation and evaluation of the District's preventative maintenance program; maintaining an adequate inventory of supplies and parts; coordinating service activities of others; and performing preventative maintenance and repairs of building equipment and systems. This position also requires acceptable interpersonal skills and working relations with coworkers, staff, students, and the general public.

 

Essential Functions:

 

  1. Troubleshooting, analyzing, servicing and repairing building HVAC systems and equipment to include split system and package DX units, fan coil units, steam and hot water boilers, air handlers, chillers, heat pumps, cooling towers, pumps, DDC and pneumatic controls, air and water balancing, variable frequency drives, and water treatment as well as changing air filters. Servicing and repairing commercial kitchen equipment. 
  1. Troubleshooting, analyzing, servicing, and repairing plumbing equipment and systems including water heaters, circulating pumps, water softeners, faucets, flush valves, multi-station wash sinks, piping, and drain cleaning. 
  1. Troubleshooting, analyzing, servicing, and repairing minor building electrical systems and equipment, including ballasts, outlets, switches, and fire alarms. 
  1. Completing and maintaining appropriate paperwork, including daily and weekly time sheets, work orders, purchasing reports, and refrigerant usage reports. 
  1. Assisting with the supervision of and providing technical assistance to building personnel. Assisting with training of Preventative Maintenance Engineers on building equipment and controls. Assisting with implementing and evaluating preventative maintenance programs for the buildings. Maintaining adequate supply of materials and parts. Maintaining District tools and equipment in a satisfactory manner. 
  1. Servicing and maintaining swimming pool equipment. Testing and adjusting chemical levels of pool water. 

 

Qualifications:

 

Education Level:

  • High School diploma or equivalent
  • A 2 year Associate's Degree in HVAC 

Certifications/Licensure:

 

Must possess the following licenses/certifications:

  • Journeyman ACAD Contractor License from the City of Omaha
  • Valid driver's license
  • 3rd Grade Stationary Engineer license from the City of Omaha (must obtain within 13 months of assignment)
  • State Pool Operators license (must obtain within 6 months of assignment)
  • EPA Universal Technician Certification for Refrigerant Handling 

Required Experience:

  • Must have 5 years of experience in the HVAC field 
  • Be able to complete 100% of the Essential Functions of this position with minimal assistance.

  • Ability to work overtime as required
  • Ability to demonstrate desirable working relations and work habits
  • Ability to plan, implement, complete, and evaluate the full mechanical maintenance program at the District level
  • Capable of reading and interpreting working drawings and schematics
  • Ability to supervise and coordinate personnel engaged in maintenance work
  • Ability to set up and maintain parts and inventory
  • Ability to establish and maintain cooperative working relationships with staff and others
  • Must present a neat and clean appearance
  • Ability to work in adverse weather conditions
  • Ability to work in cramped crawl spaces and at heights in excess of 25 feet

Preferred: 

  • Ability to demonstrate on-the-job advanced knowledge of troubleshooting, analyzing, and solving problems associated with electrical installations, electronic control, electrical codes, heating systems, refrigeration systems, pneumatic controls, and plumbing systems.
  • Actively involved as a member of a professional organization in the HVAC field.
  • Ability to participate in training courses or seminars in HVAC, phone, intercom, energy management, clock systems, etc.
